Historical Restoration

There are many reasons that a historical building could require restoration services. The most common of them is environmental issues including weather and pollution. This can cause breakdown of the mortar, water damage can lead to spalling bricks, stone adhesion can be weakened, and overall the building just appears old and unclean. Another reason for restoration services is masonry maintenance neglect. That is to say that, instead of repairing small issues and inevitable environmental damage, the building’s masonry structure is left neglected and can lead to some substantial problems. Last, a restoration service can simply be required when a historical re-creation is desired.

Design & Re-Construction Services

Bricklaying, although seemingly simple on projects such as new construction, can actually become relatively complex when it comes to heritage homes and buildings. Attempting to replicate historical design and structure, whether just on replacements or on entire additions, can be quite tedious work. Fleming Heritage Restoration’s masons and contractors are meticulous in their work and approach to ensure that consistency is maintained throughout the entire building.

Maintenance Restoration Services

Most structural issues with historical buildings commonly occur at the extremities – the corners, the foundation, the parapets, and under and around windows and doors. Foundation repair is often a part of a building’s maintenance and restoration plan (see Waterproofing). Additionally, sourcing and replacing old spalling brick from heritage homes and churches is also part of the restoration process. Finally, we go in and expertly tool the mortar to match the period specific design.

Residential Restoration

Heritage buildings are not the only ones that require regular maintenance. Too often, homeowners are unaware that, like a good air conditioner or water heater, brick and stone homes require regular maintenance as well. It is certainly not a waste of our time to come repair simple issues and cracks, in order to save homeowners the financial strain of large scale repairs due to maintenance neglect. Little stress cracks in the mortar, brick, or stone may seem trivial at the moment, but with Ontario’s rough and unpredictable winters, trivial issues can quickly lead to serious damage – spalling brick, water infiltration, foundation deterioration, mold, and in the worst case scenario, complete structural demise.

Often damage occurs at points of high stress or exposure – corners, extremities, foundations, and under / around windows and doors. Our highly trained masons and contractors will replace any broken or cracked brick. We will remove and reposition any loose or falling stone. We will re-point stress cracks, and parge foundations. We will also replace stone window sills that are no longer intact. The focus of residential masonry maintenance is to attack any problems before they pose a structural risk to the building.

Complete stone or brick veneer façades are not often requested; however, if a total aesthetic overhaul is what the homeowner is looking for, this can be a cost effective way to provide a complete change, without actually removing and replacing all of the brick or stone on the entire face of a building. With precision and efficiency, we can have this completed in a very short period of time. And, with all of the new and interesting products, the veneer is flawless and extremely realistic looking. Chimney Restoration

Chimneys are often the highlight of a heritage home. Unfortunately, they are also the most exposed to the nasty Ontario elements. Our experienced team is certified to restore not only the aesthetic beauty of your home’s chimney, but its structural integrity as well. There are many steps to assess and restore chimney masonry. With our superior techniques and industry access to all of the best (and often hard to find) materials, we return the chimney to its original design, including capping and sealing the crown to prevent water penetration and damage.

Brick Staining

Always wanted to replace that tired, old red brick with modern, new grey or black? Don’t have the money to replace all of the bricks on your building or home? Now, with our brick staining services, we can provide that new look, without a whole set of new debt. New to the industry, brick staining is a process that allows us to apply weather-resistant colour to the brick. The choices of colours are endless and our skilled masons and contractors have been perfecting their technique over the past several years to expertly apply colour on large or small projects alike.

The custom mixed product is procured and skilfully applied with our masons’ specialized techniques and tools. How the stain is applied to a building depends on preference. Either both the mortar and the brick are coloured, in which case, it is a large scale application. Alternatively, we can stain only the brick. In this case, the application requires fine-tuned precision and focus. Previously, people have resorted to painting old brick to add a new pop of colour. Brick stain is much more natural-looking and completely weather resistant, preventing any need to reapply product every few years.

Foundation Waterproofing

Waterproofing a building, whether a house or a commercial building, from the exterior, is extensive work. It requires excavating down to the footing to find and repair the source of the problem. When digging down and exposing the foundation completely, it is imperative that the job be completed quickly and correctly. Specifically on older, historic homes and buildings, water infiltration poses an increased risk for serious damage. Improper execution of this process can lead to spalling brick above grade and foundation deterioration below. With Ontario’s highly unpredictable and ever-changing weather, foundations are forced to withstand the acidity of rain, salt, and other damaging processes. If you add improper drainage and/or damaged weeper systems, water will start to work its way into the wall, breaking down the mortar, letting dirt and water get into the cracks and expand and contract with the weather. Interior Exposed Masonry

Often, heritage homes and buildings have the potential to unveil some beautiful structural interior brick. Once any overlaying drywall / plaster is removed, the walls can be cleaned, repaired (as needed) and sealed revealing a finish that will add to the design and character of any space. We also offer brick and stone veneer which will allow for a similar look for new homes or any other space that doesn’t have existing brick available to expose.

Interior Veneer Services

There are a multitude of finishes available for your choosing when going with a veneer finish. We will walk you through the selection process and advise you as to what we think will work best with your space and budget. Exposed Interior Masonry Services

The first step in exposing interior masonry is to tarp-off the area – removing drywall and plaster causes quite a mess. With our careful, and experienced approach and specialized tools, we are able to minimize the dust and debris. After this step is effectively completed, our next job is to repair any cracks or voids in the mortar and replace any deteriorated brick or stone. Finally, the wall is cleaned thoroughly and a sealant is applied to complete the finished look. Window & Door Cut-Outs

With all of the new DIY shows and videos popping up on TV and phone apps, more and more homeowners are starting to consider serious renovations to their homes. People are buying and flipping houses at an alarming rate. Along with renovations on the interior of a home, there are also aspects to consider on the exterior. Move a room or knock down a wall and all of a sudden, the location of a door or window no longer makes sense. We will cut out a new spot for that window or door and expertly fill in the holes left behind.

Fill-In Services

Sometimes we are asked to move a window or door from one place to another, leaving behind a hole in the wall from the extraction. Fleming Heritage Restoration will go in and fill the hole with the brick removed from the cut-out. With our expertise and finely honed skills from years of practice, we are confident that the fill-in will look completely indistinguishable. Cut-Out Services

Cutting a hole to install a new window or door sounds simple enough, but it is much more complicated in reality. It requires strategy and experienced planning in order for the window or door to appear as if it was a part of the building all along. Simply cutting will leave unfinished and blunt edges which can look unnatural. Fleming Heritage Restoration’s skilled masons and contractors will cut out the brick, block, stone, or siding, and make the new window or door look like a seamless part of the home. Our contractors can also put you in contact with window & door vendors, or source and install the new window or door ourselves.

Fireplace Restoration

Because of their prominence in a home, masonry fireplaces are a particular point of pride for our team. Although aesthetically appealing, fireplaces can be very dangerous, posing a serious fire hazard if handled incorrectly. We take fireplace maintenance and repair very seriously, and complete our work with care and safety as our top priority. Concrete Resurfacing: Vulkem® Products

Vulkem® products are comprehensive composite waterproofing systems comprised of tough-curing liquid polyurethane. It cures to form a rubber membrane surface that provides a lasting and easy-to-clean coating. Textured surfaces for pedestrian traffic will use an aggregate-laden top membrane to aid in wear and slip resistance. Vulkem® products can be used to apply a seamless, monolithic waterproof membrane to concrete and primed metal surfaces.
